CPF-eligible amount per stage = (this stage's % × purchase price) − (this stage's % × loan amount) − (this stage's % × the mandatory 5% cash floor) — not a fixed 20%. A lower LTV correctly produces more CPF headroom than the commonly-cited 20% figure, which only holds at the standard 75% LTV. That source addresses down payments generally, not staged BUC payments specifically — applying it per-stage here is a reasonable extension for this calculator, not a separately confirmed CPF rule for staged payments. The CPF and cash figures above are calculated from the CPF OA balance and cash savings you entered today — not a forecast of what will actually be available at each future milestone, which may be 1–4 years away. Confirm your actual CPF and cash position with CPF Board and your bank closer to each milestone.

Assumptions used in this estimate:

  • This is a generic tool for any new-launch project — it is not specific to any single development. Enter your own purchase price and terms.
  • Loan disbursement is assumed to mirror the payment schedule stage-by-stage (i.e. the bank disburses the same percentage of the loan as the developer bills at each milestone) — the standard practice for PPS financing, not an independent assumption.
  • ABSD and BSD figures reuse the same verified engine as the Full Affordability calculator — not re-derived or re-verified independently here.
  • Stamp duty (ABSD + BSD) is payable on its own separate schedule (typically within 14 days of the S&P Agreement), not staged alongside the milestone payments above.
  • FTA remission treats the remitted buyer as a Singapore Citizen for ABSD purposes (their own property count still applies) — it does not exempt them from BSD.
  • ABSD remission is not automatic — your conveyancing lawyer must apply for it via IRAS's e-Stamping Portal at the point of stamping.
  • US nationals (citizens) qualify for FTA remission; US permanent residents do not and are charged the standard Foreigner rate. Iceland, Liechtenstein, Norway, and Switzerland qualify at either national or permanent-resident status.
